We have been commissioned to offer at public auction, the shopping center located at 1727 N. Market, Shreveport, Louisiana. This investment property has mostly first generation tenants and were there since the shopping center was established in 2015. The owner has enjoyed consistently high occupancy. The tenants pay their own utilities and the Landlord has minimal responsibility. The property also has a billboard that Lamar Advertising leases the ground. At the time this auction was posted, the property was 100% occupied.
Auction Terms & Conditions The properties are being offered for sale in its "as is" condition with no warranties or guaranteees of any kind whatsoever. There is a 10% Buyer's Premium added to the final bid amount, which is due and payable by the winning bidder on the day of the auction. The Buyer's Premium must be paid on the day of the auction in the form of a bank wire. The balance will be due at the time of closing, not to exceed thirty (30) days from the date of the auction. Buyer agrees to deliver an insurable title at the time of closing. Closing costs are to be paid by the Purchaser. Property taxes for the year 2020 will be pro-rated. M & M Title Company in Shreveport facilitated the Seller when purchasing this property therefore they would probably be at an advantage of closing swiftly after the auction. The Auction Company is NOT a licensed realtor and therefore we cannot give advice on the suitability of any property. We are the auctioneers for the Seller only, for the purposes of establishing the highest bidder. Potential bidders may wish to obtain a real estate agent of their choice if they have any questions. However, the Seller, nor the Auctioneer will be paying any brokerage fees. The Seller has established a secret reserve on these properties, known only to the Seller and the Auctioneer. Therefore any and all bids may be rejected at the discretion of the Seller and Auctioneer. Once the highest bid is achieved, and assuming the reserve price is met, the Auctioneer will notify the winning bidder with bank wiring instructions on where to send the Buyer's Premium.
